Common Construction Issue: Water Intrusion

Constructing a home or other type of building from the ground up is a laborious task. It is never easy, as there are so many elements to consider. One thing that contractors have to be aware of in Florida is water intrusion.
Even though Florida is known as the Sunshine State, water is a huge issue due to high humidity levels and heavy rainfall.
Water intrusion can happen inside walls, ceilings, basements, or floors. It can also occur around window and door openings. This can cause a lot of damage to a building. Some common dangers include:
- Structural damage. Water weakens wood, drywall, concrete, and other materials, leading to rotting, warping, and even foundation failure over time.
- Mold growth. Damp areas create the perfect environment for mold and mildew, which can spread quickly and harm indoor air quality.
- Electrical hazards: Water near electrical wiring can cause shorts, fires, or shock risks.
- Health risks. Mold spores and bacteria from water damage can trigger respiratory issues, allergies, and other health problems.
- Pest infestations. Moist areas attract pests like termites, cockroaches, and rodents looking for water sources.
- Decreased property value: Visible damage or mold issues can significantly lower a home’s resale value.
Common Causes of Water Intrusion
Water intrusion is often caused by the following:
- Roof leaks. Roofs take the brunt of weather damage. Over time, shingles can crack, curl, or blow away. Also, the flashing (the metal pieces around chimneys and vents) can loosen. When that happens, rainwater can seep through, leading to ceiling stains, mold, or even attic rot.
- Foundation cracks. Even small cracks in a home’s foundation can let groundwater in. Pressure from saturated soil can push water through these cracks, especially after heavy rains. This leads to basement flooding, mold growth, and major structural damage.
- Poor drainage. If the land around your home isn’t graded properly and does not slope away from the house, water can pool next to the foundation. Clogged downspouts and gutters can also overflow, dumping water directly at the base of your home.
- Window and door seal failures. Windows and doors are common weak spots. Over time, caulking can dry out and crack, and weatherstripping can wear away. When seals fail, rain and moisture easily seep inside, causing damage.
- Plumbing leaks. Pipes hidden inside walls, ceilings, or under floors can develop slow leaks or burst suddenly. Leaking water heaters, dishwashers, washing machines, and refrigerators are also common culprits.
- HVAC issues. Air conditioning units, especially those installed in attics or basements, create condensation. If the drainage system clogs or breaks, the condensation can overflow.
